Take a look at the assets we manage in the Midlands.
Martineau Place is a mixed-use development in the heart of Birmingham City Centre. It consists of over 400,000 sq ft of retail and leisure space. Vine Property Management administers a weighted service charge budget of over £900,000 per annum on the development. Tenants include Staybridge Suites, Sainsburys, Boots and some smaller independent retailers. 2 full-time staff are employed directly on site, along with another 10 employees via the security contractor. There are many challenges in managing this site, not least the ageing nature of the buildings and a rooftop car park.
Constructed between 1988 and 1991 Colmore Circus occupies a prime location within Birmingham’s Colmore Business District. It has 125,000 sqft of lettable office space over 8 floors with the headquarters for a major financial services mutual being the majority tenant and having four tenants in total resulting in almost 90% occupancy. The service charge budget managed is in excess of £800,000 and covers all communal areas of the site including full M&E maintenance for all centralised plant, cleaning, security and landscaping.
This is a development site which Vine Property Management has been managing since 2015. The site consists of industrial space, a multi-let office block and also has adjoining owners (car dealership and a Hotel) which contribute to the service charge. We successfully managed the ageing office block through its final years with tenants having to put up with ageing M & E whilst funds were limited. The office block is now to be demolished. The service charge budget for the site is actively managed throughout the year as parts of the site are sold off and/or developed. The challenge is to keep the service charge regime fair and equal for all as plots fall in/out of the site.
Vine Property Management has been managing this office block through the transition from a single let building on an FRI lease to a multi-let office block, inheriting the original tenant's subtenants. The building is a total of 49,595 sq ft over 3 floors, 2 of which are let. The void floor is to be refurbished along with the common areas and we will manage the tenants throughout this process. The service charge budget is in excess of £330,000 pa and challenges include an ageing M & E system. The new space will be grade A office space in a prominent location close to the Airport, NEC and Birmingham International Railway Station.
This estate comprises 35 industrial units of varying size and construction which suits local and national occupiers. Vine has managed the site since 2009 and over the years we have manoeuvred it into the safe and secure business park environment it has today. The estate benefits from palisade fencing, electronically controlled gates and CCTV throughout, all of which we manage via a service charge budget of over £78,000 per annum. Vine will continue to provide excellent property management services at the estate, supported by our accounts and credit control team also based in Midlands.
Ketley Business Park comprises of over 110,000 sq ft of industrial, office and storage space on a site of over 8 acres. Vine took over the management of the estate in 2018 and administer a service charge budget of over £55,000 pa annum. There are over 40 tenants to manage on this estate where Vine collect rent, service charges and insurances across the 3 main types of use, industrial units, office block and storage compound. The site itself is set in a mature and attractive landscaped environment and Vine will continue to ensure is it managed in a professional manner and kept well maintained.
